What is Airbnb's commission rate? Calculate Airbnb and Booking.com fees in 2026

What is Airbnb's commission rate in 2026? For most hosts the short answer is 15.5%. Booking.com has no single rate for everyone: it depends on your country, your property type and the contract you signed. If you set your prices without this deduction in mind, every booking pays you less than you expect. On a 10,000 TL stay, 15.5% is 1,550 TL that never reaches your account. Below we explain both platforms' fees from their official help pages and work through an example step by step.

Airbnb commission rate 2026: what percentage does Airbnb take?

Airbnb calls this deduction a service fee and uses two structures for stays. According to Airbnb's service fee page, all hosts are being moved to the single fee structure. The split fee will be removed once the move is complete.

  • Single fee: The whole fee comes out of the host's payout. Most hosts pay 15.5%, the rest typically pay 14% to 16%. It is mandatory for hotels and serviced apartments, for hosts who use property management software, and for hosts in countries where this structure applies.
  • Split fee: Most hosts pay 3%. The guest also pays a separate service fee of 14.1% to 16.5% of the booking subtotal.

The Airbnb host fee is charged on the nightly price and any fees you add, such as a cleaning fee. Taxes are not included in the calculation. Where applicable, the fee shown includes VAT. Once you switch to the single fee you cannot switch back. Bookings made before the switch keep the old structure. To see the rate applied to you, open a reservation under Earnings in Airbnb and look at the "Airbnb service fee" line.

How to calculate the Airbnb fee: a step-by-step example

The figures below are examples; use your own prices. Take a booking of 4 nights at 2,500 TL per night with a 1,000 TL cleaning fee.

  • Subtotal: 4 × 2,500 + 1,000 = 11,000 TL.
  • Single fee at 15.5%: 11,000 × 0.155 = 1,705 TL deducted. You receive 9,295 TL.
  • Split fee at 3%: 11,000 × 0.03 = 330 TL deducted. You receive 10,670 TL. The guest also pays 14.1% to 16.5% of 11,000 TL, between 1,551 and 1,815 TL, as their own service fee.

If you want to keep receiving 11,000 TL under the single fee, divide your target by 0.845: 11,000 ÷ 0.845 ≈ 13,018 TL. For the same net amount you need to raise your price by about 18%. Under this structure the guest sees no separate service fee.

Where do you get the Airbnb commission invoice?

Airbnb takes the service fee out of your payout itself, so there is no separate commission invoice to pay. In countries where VAT applies to the service fee, Airbnb issues a VAT invoice, and Türkiye is on the country list on Airbnb's VAT page. The invoice is finalised when a reservation is accepted and uses the name and address saved in your account.

  • For one reservation: Open the paid reservation under Earnings, click the amount in the confirmation details and download the VAT invoice.
  • To download in bulk: Go to Account settings > Taxes > Tax documents > Invoices, choose the month and download it as CSV or PDF.
  • Invoices are only available for the past 12 months. If you add a verified VAT ID to your account, it appears on later invoices. Airbnb cannot change an invoice once it has been issued.

How are Booking.com commission rates set?

According to Booking.com's partner help page, commission is a set percentage of the total amount of each reservation made through the platform. The rate depends on your country, your property type and the accommodation agreement you signed when you joined. You can find your own rate in your agreement or in the reservation statements under the Finance tab in the extranet.

  • Extra fees included: Commission applies to the room rate and to fees you add, such as cleaning or service fees. It also applies to cancellation and no-show fees you charge.
  • Taxes: No commission is charged on local taxes such as city tax. In most countries it is charged on VAT. Your General Delivery Terms (GDT) say what applies to your property.
  • Preferred Partner and Visibility Booster: If you join these programmes, an extra percentage is added on top of your base commission. If the rate on your statement is higher than in your contract, this is usually why.
  • Locked rate: Commission uses the rate active when the guest booked. If your rate changes later, older bookings keep the old rate.

How much commission does Booking.com take? An example

Say you get the same 11,000 TL stay through Booking.com and your contract rate is 15% (the figures are examples). Commission is charged on the total including cleaning: 11,000 × 0.15 = 1,650 TL. If a programme brings your total rate to 18%, commission becomes 1,980 TL. If you charge the guest city tax, that amount stays out of the calculation.

Booking.com bills commission once a month. The invoice covers guests who checked out in the previous month: a guest arriving on 31 January and leaving on 1 February appears on the March invoice. Invoices must be paid within 14 days, and unpaid invoices can get your property temporarily closed. With Payments by Booking.com, commission may be settled automatically from your payouts. If you do not mark cancellations and no-shows in the extranet within 48 hours of checkout, you are charged full commission. You can dispute commission you believe is wrong for reservations from the last three months.

Why it gets harder

With one home you can do both calculations on a phone calculator. As homes and platforms add up, Airbnb deducts its fee inside every payout while Booking.com sends its invoice the month after checkout. To see what each booking cost you in commission, you have to match two dashboards and monthly invoices. If you joined or left a programme, bookings for the same home arrive at different rates.

How to track commission in Hostopus

When Airbnb and Booking.com bookings reach Hostopus through the channel manager, the commission reported by the platform is recorded automatically as an expense linked to the reservation ("Platform Host Fee"), dated on the check-in day. The payment fee Booking.com reports is added as a separate "Platform Transfer Fee" expense. For bookings where Booking.com sends no commission figure, Hostopus records an estimated commission. Check the exact amount for those bookings against your Booking.com invoice.

In the Channel Analysis screen, tap a channel to see the Commission Rate, Channel Commission and Net After Commission for the period you picked. You see the percentage you actually paid, based on real deductions. A channel with no commission records shows a dash (—) on these lines. We cover comparing channels with these figures in Which channel earns more? and the effect of commission on profit in our net profit guide.

If you want commission-free bookings, you can set up a booking website on your own domain in Hostopus. Bookings from that site and from Google show zero commission in Channel Analysis. Details are in our commission-free booking article.

In short

If you are on Airbnb's single fee, set your prices around a 15.5% deduction. On Booking.com, read your rate from your contract and reservation statements, and remember that the cleaning fee is commissionable too. If you want to see each booking's commission and the net per channel on one screen, you can try Hostopus free for 60 days.
